RockMeadow Equestrian Center is organized as a Farm Owners Association (FOA) — similar to a condominium association. Each unit owner holds title to their specific unit and shares access to certain facilities with other owners.

  • Common Elements (CE) are facilities all unit owners share and contribute to — parking, driveways, and grass/grazing areas.

  • Limited Common Elements (LCE) are facilities shared only by the units assigned to them. Each LCE group has a defined set of units that use it and split its costs (riding & training facilities and storage).

  • Owners pay monthly FOA dues covering utilities, maintenance, insurance, taxes, reserves, and management — proportional to their unit's usage and size.

Common Elements

The following elements are available to every unit owner as part of their FOA membership. All 8 units contribute equally (12.5% each) to CE Group 6 maintenance costs.

  • Asphalt paving for main roads and primary parking areas

  • Crushed gravel for secondary roads and additional parking

  • 2 restrooms for visitors and staff — Electric Meter 1, Water Meter 1

  • Open grass areas accessible to all unit owners

  • 1.17-mile riding trail surrounding the entire property — open to all units for hacking out

Riding & Training Facilities

Utility Systems

  • Important: Utilities Are Allocated by Meter, Not by Unit

    RockMeadow has multiple electric, water, and gas meters. Each unit is assigned a percentage share of one or more meters based on their usage of the facilities served by that meter.

    Utility costs are calculated annually from actual bills and allocated to each unit as part of their FOA dues — there are no separate utility bills for most units.

    Unit 6 (Farm House) is the exception — it has its own dedicated meters for electric, gas, and garbage, so it pays 100% of those meters.

  • Electric Meter 1
    Services the main farm house and the entire farm — barns, arenas, round pens, storage, and common areas. Shared across Units 1, 2, 3, 4, 5, 7, and several LCEs.

    Electric Meter 2
    Dedicated to Unit 6 (Small Farm House) and the Large Outdoor Arena. Unit 6 pays 100% of this meter.

  • Water Meter 1
    Located near the hay barn at the front of the property. Feeds all barns, buildings, and the main farm house. Shared across Units 1, 2, 3, 4, 5, and several LCEs.

    Water Meter 2
    Located in the middle of the property near the fire hydrant. Feeds the small farm house (Unit 6), large indoor and outdoor arenas, and riding school arenas.

  • Gas Meter 1
    Services the Main Farm House (Unit 5). Unit 5 pays 100%.

    Gas Meter 2
    Services the Small Farm House (Unit 6). Unit 6 pays 100%.

    Gas Meter 3
    Services the Lounge and Indoor Arena area. Allocated to the Lounge LCE (Unit 5).

  • Septic Tank 1
    Services the Main Farm House (Unit 5) and the public restrooms

    Septic Tank 2
    Services the Small Farm House (Unit 6) and the Lounge

  • Dumpster Service
    Shared by Units 1, 2, 3, 4, 5, and 7. Annual cost ~$6,300 split proportionally.

    Garbage Can Service
    Dedicated to Unit 6 (Small Farm House). Annual cost ~$1,200 — Unit 6 pays 100%.
