A New Model for Sustainable Equestrian Land Stewardship 

The Vision

Across Washington, equestrian centers and farmland are disappearing—sold for housing or left unsustainable under  rising costs. Traditional models struggle to balance financial viability with land stewardship. The RockMeadow  Equestrian Center - Farm Owners’ Association (RMEC FOA) presents a new path forward: a model where  equestrian and agricultural properties are preserved through shared ownership, sustainable management, and  purpose-driven investment. 

Built on the familiar framework of Homeowners’ Associations, the RMEC FOA creates a structure where  individual investors, trainers, and land stewards can purchase or lease defined Units with each representing a  functional asset within the farm. This system aligns financial incentive with conservation, ensuring the land  remains open, vibrant, and productive for generations.

The Model

Each Unit within RockMeadow represents a tangible piece of the farm’s infrastructure, creating an ownership  framework similar to condominium developments, but centered around agricultural and equestrian use. 

Barn Units – Premium barns with 68 oversized stalls, wash racks, tack rooms, and storage spaces.

Hay Barn Unit – A historic structure, a future owner could use as a blank canvas.

Residential Units – Existing farmhouses and one future homesite for onsite living.

Land & Pasture Units – Dedicated turnout paddocks, grazing pastures, and the Infinity Loop trail system connecting horses and riders to the land. 

All Unit owners or lessees become members of the RockMeadow FOA, which provides governance, operational  management, and shared maintenance of arenas, trails, and infrastructure. This association model ensures financial  transparency, reinvestment into the land, and community participation in decision-making.

The RMEC - FOA blends the stability of land ownership with the vitality of a thriving farm and equestrian enterprise. Members share in both the stewardship and the success of the property, benefiting from:

    • 4 fully equipped barns (68+ stalls, offices, tack rooms, wash racks and 1/2 day turnout for all.)

    • 30+ dry paddocks, pasture turnout, and access to the signature Infinity Loop trail system

The Opportunity

The RockMeadow Equestrian Center Farm Owners’ Association is the first privately structured model of its kind in  Washington.
